A flush sash window is a window where the opening sash sits level with the frame when closed, rather than overlapping it. This gives the slim, clean look of a traditional timber casement in a low-maintenance PVCu frame, and the sash is often chamfered or sculpted to copy timber detailing.
How is it different from a standard casement?
In a standard casement the sash overlaps the frame and stands proud. In a flush sash the faces line up, so the window looks slimmer and more like timber.
What are the pros and cons?
- Closer match to timber on period and cottage homes
- No repainting, with colour and woodgrain options
- Usually costs more than standard casements
- Slightly less glass area
A flush sash can meet the same 1.4 W/m²K Part L standard as other replacement windows. See our flush sash windows. Phoenix Windows makes its PVCu windows in-house in Nuneaton and backs them with an insurance-backed 10-year guarantee through Assure.
Can flush sash windows be fitted in conservation areas?
They often suit the setting, but conservation areas and listed buildings can restrict materials, so check with the council before ordering.
